Greenhills Asset Management
We have acted for Greenhills on project specific situations requiring Retail Agency and Asset Management expertise.
One example of this has been on a multi let mixed use property in Warwick town centre where we were assigned the task of enhancing the tenant mix and subsequent rental and capital values. The building comprised seven retail units at ground floor with offices above.
Following our appointment as Asset Manager, we undertook negotiations to secure a surrender from the main retailer in the parade whilst simultaneously agreeing a new lease with Marks & Spencer Plc. We organised the amalgamation of the surrendered unit with the adjacent vacant unit and also managed to incorporate some vacant office space on part of the first floor to accommodate Marks & Spencer’s requirement.
The result has been a significant uplift in our client’s capital value and a significantly improved retail pitch and tenant mix.
We are now undertaking further Asset Management initiatives to further improve the tenant mix and rental tone of the block.
